For over 10 years my company GroundUp-Development.com has been executing on infill development projects just like the one you see in my video below.
Before I did infill development, in the Edina & Minneapolis area of Minnesota, I was flipping small $80,000 homes and selling them for $200,000+.
For 17 years I have been walking the path of the "Value-Driven Investor."
In 2003, I got my real estate license and began helping family & friends buy and sell residential properties.
In 2004, I started buying and renting my first residential rental properties in Arizona with my uncle.
In 2007, we sold those AZ properties for a $200,000 profit just before the U.S. market crashed.
When the market crashed in 2008, I learned everything you could learn and much, much more over the next 3 years…
By helping countless families avoid foreclosure through the negotiating of a short-sale on their home.
In 2010, I Invested in my first flip, when we (my partners & I) bought a bank owned property for $75,000 (all cash purchase) with $50,000 in rehab. We sold the property for around $160,000 - if I remember correctly...
Resulting in me making very little money because of how many partners I had in the deal, how it was structured and how everything shook out.
You know what I said to that, "GOOD!!!"
Because this was my first jump out of the airplane and I lived to tell about it.
From 2010 - 2013 property values continued to depreciate and I continued to buy, rehab and sell property.
People thought I was nuts!!
I learned so much about how to find distressed property, how to negotiate with the banks and we even created our own proprietary formula for purchasing REO property at prices the REO listing agents couldn't believe.
Then the market started to improve and banks stopped giving homes away.
That's when I made a pivot...
In 2012, we (my partners & I) purchased our first infill development project for around $225,000 (one day I will go back and break down all these deals to get exact numbers). Rehab cost was around $400,000 and we ended up selling it for $821,000.

Resulting in an estimated NET Profit of $150,000 for the partnership.
Again, I jumped out of the plane and landed safely with a nice ROI.
"Let's Do It Again!!" I thought to myself.
