Wow, life in 2022 came in and smack me in the mouth.

And it's unbelievable how that works. You think you have everything planned, you think you have everything figured out and life throws you a left hook you didn’t see coming.

I know, I know, everybody around me is feeling like they're rich right now, because their home value is skyrocketing.

One of the benefits of being a licensed real estate agent and investor is that you get to have your finger on the pulse of the market.

So the other day, I had a podcast listener come up to me and just say, "Man, why are you giving away all your secrets?"

You got to be crazy.

And I thought the same thing as I started putting together the Value Driven Investor program and podcast.

I must be crazy, giving away everything that I know.

Today, I want to talk about landlords cashing out on their rental properties.

I'm headed on my way to a new investment opportunity and made me think about something that's extremely important when you're a real estate investor.

Research.

After the last month of VDI podcasts, we've covered everything about short term rentals.

We introduce short term rentals for those that weren't familiar with the details. Some call it an Airbnb, some call it vacation rental by owner.

Big news. Zillow is not going to be buying any more properties right now.

Yeah, imagine that.

That's what happens when you overpay for property, just like Open Door in my market of Minneapolis.

It's been crazy what those iBuyers are paying for a house.

Capturing emotion will make you money.

Staging for the experience of it will make you money.

These are key principles when you're a real estate investor, especially when you're doing any type of new construction or new development. And especially when you're house hacking, and you're doing an Airbnb or short term rental on your home or second property.

I'm so excited about house hacking, and house hacking short term rental, using your own personal residence. When we launched the Value Driven Investor, and we thought about the community, the number one problem that I wanted to solve was how to get people started investing in real estate. What is the simplest and easiest way to get people started investing in real estate. And that's why I'm so excited about house hacking.

I'm getting really excited after our last podcast, number 21, and our last VDI Insights, when I talk about Becky.

I had the chance to meet with Becky in person and talk about real estate investing.

She's just getting started and she is so excited about all the opportunities that are coming her way.
