Capturing emotion will make you money.

Staging for the experience of it will make you money.

These are key principles when you're a real estate investor, especially when you're doing any type of new construction or new development.

And especially when you're house hacking, and you're doing an Airbnb or short term rental on your home or second property.

When you're trying to sell or rent a piece of real estate, capturing emotion, and staging for the experience of it will always make you money because they go hand in hand.

Take Apple. When you buy an iPhone, which I will tell you, I've never bought an iPhone. But I've heard that the experience you get when buying an iPhone, from the packaging, the look, and the feel, is emotional.

Do you think that's a mistake?

Do you think Steve Jobs just stumbled on that? And it just kind of happened? Or do you think they meticulously designed every step of the process and the experience so that you would get emotional. So that you would fall in love with the phone, the design, and the idea that it raises your status.

These are key things you have to think about when you're investing in real estate.

And that's why I'm excited for the next podcast episode coming up next week, which is with my personal designer Annie, who helps me design properties here in Minneapolis.

She's amazing. She's has a ton of experience. And she's worked with names that you would recognize, from athletes to movie stars. She's worked with the elite. She's worked with the wealthy. But she's also been working through her online business, helping people design and staged their personal property. I personally have used her. And I'm really excited about that episode.

But when you take this last episode house hacking where Bob and I talk about staging for the experience of it, you learn that it starts on your first impression. And your first impression is online. Online is where it starts because that's where you get people connected.

It starts with your pictures. This is why Robert gets $400 a night for his bungalow. Because once they see the professional pictures, they get emotional. Once they get emotional, they want it. And then once they want it, they're gonna pay the price because they want the experience.

If you want to maximize the value of your property, whether it's being a rental or whether it's rehabbing and selling it, you have to pay attention to the design, then the staging, then the photos, and then the experience.

And then the profit will follow.
