All right, so we're back on the value-driven investor podcast, and I'm super excited about you guys tuning into episode number two, but I also want to thank you for Tony

Into episode. Number one with my friend and good buddy, Bob grand. Now Bob grant, and I obviously have a good relationship and we're both real estate investors and we both have unique stories, but the best part is, is that Bob Gran was able to come on and he's able to tell you a little bit about how he got started investing, because it's only been a couple years that Bob grant has been a full-time active real estate investor. Whereas myself, I've been doing it for 17 years. So it's great to have Bob on because he can give you a different perspective than myself. But on top of that, I hope that you guys learned a little bit more about Bob grant and myself. When it comes to our personality, we are two value-driven investors who strive to not only get what we are going after through value to investing, but we also hope to give back to those, like the people that Bob grant supports at impact club and my beautiful daughter and the support that I try to give JDRF through our website, team sugar, shea.com.

Tim Murphy (02:12):

Both of those are ways that we invest our knowledge experience, grit and tenacity, just like we do in investing. We do it to give back in a really good way. And so today on episode number two, I'm excited. I'm all alone. Tim Murphy, as the leader of the value driven investor podcast, and hopefully a fantastic value-driven investor community. I sit here today, solo for episode two, and I want to talk with you about the secrets behind how our value driven investor podcast will bring you value. You're probably saying to yourself, how is the value driven investor podcast going to deliver value to me? And especially after episode number one, so good because that's the whole point of our podcast starting at episode. Number one, we want to build out a real estate investor timeline, starting from the beginning. Like I did 17 years ago sitting in my parents' basement after graduating college, trying to lay out my life's blueprint.

Tim Murphy (03:22):

Wondering myself, what is step number one, step number two, step number three, step number four, step number 124. Where do I begin now? 17 years later as I sit here investing in $1.5 million residential deals and beginning my journey into the commercial real estate world. As a passive investor on $10 million plus multifamily and retail commercial deals. I look back, I see a definitive path for how I got here, the best part each and every one of us will have our own unique path. One we envision. And from that the actual path we took based on choices we made along the way I, Tim Murphy will share my path. The one I walked over these last 17 years, the one I am walking today, and the one I plan to walk in the future. If everything goes, as I envision it will sitting here today, the best part I know it won't play out.

Tim Murphy (04:20):

Just like I think it will, there will be choices I need to make that I never thought of each of those choices will impact my journey and ultimately where I end up. But the way I see it, the unknown is what makes our life's journey thrilling and so much fun. So what are your expectations or what should your expectations be? We want to take you on a journey, starting from the beginning, all the way through the best part. The journey never ends because I don't ever see myself quitting on real estate investing or this awesome adventure that I'm on. So for as long as myself, Bob and anyone else, we decide to bring on as an ambassador for the value driven investor life. I don't see why this podcast will ever end. You see that's the best part about being an investor. There are unlimited numbers of paths you can take.

Tim Murphy (05:12):

As long as you are willing to execute, think for yourself and learn from your mistakes. Really, anything is possible. The value driven investor aims to tell these stories so you can walk the path less traveled for me, Tim Murphy. I want to share my personal story with you. I want to share my knowledge on how I went from a broke kid out of college to a millionaire real estate investor and beyond because if I can do it, anyone can do it. The best part about this podcast and all the other content we will be creating at the value driven investor. Most of it will be documenting my journey in real time, because I believe talk is cheap actions speak louder than words. Plus it's easier to experience real estate investing than sitting on the sidelines and watching someone else to do it. One day. I even hope to give you the chance to join me on one of my projects and experience everything my team and I do live.

Tim Murphy (06:06):

Because if you are like me, you learn by doing the key to value driven investors are the value driven investor principles. Everything comes down to key principles that we live our life by, which affects our decision-making and allows us to avoid unnecessary risk when investing in real estate or anything for that matter. As a value driven investor, our goal in life is to live life on our terms. Not someone else's that sounds simple, but actually doing it is much harder than one would expect. Living life on our terms is the first choice you must make. And one, you must stay committed to no matter what happens along your journey, because quitting means you will never achieve your best self. And I say that because I know that when I first started man, a year or two into it, I knew, gosh, this is going to be a tough road, man.

Tim Murphy (07:04):

I want to get there now. Why is it taking so long? Why can't I find my first deal? Why is this so complicated? And that went on for years and years and years and years, but what I've learned over 17 years of never quitting and always going after that dream and always, always fighting for life on my terms was that you're always going to say that to yourself. You're always going to be looking for the next best thing. You're always going to be frustrated that you're not there. You're always going to want something bigger and better. And that's just part of the journey. So what are some of the key principles for a value driven investor? Think for yourself, don't let other people tell you what you should think. Triangulate ask multiple different people the same question and see if they give you the same answer.

Tim Murphy (07:52):

And then you come to your own conclusion lead by giving the impact club, team sugar. Shea, what is your cause? What is the most important thing for you? But on top of that, when I say lead by giving, what can you give to your subcontractors, your lenders, and everyone around you that you're going to need in order to achieve your goal, your life on your terms. How can you give to them first? So you can build that strong relationship and then eventually they will give back to you, invest with people you trust. There's one thing I can tell you doing real estate for 17 years. You can't trust everybody, but that doesn't mean you can't trust anybody. I have built some of the best relationships I've ever had as I invest in real estate partners, lenders, everyone around me. I work with them because I trust them.

Tim Murphy (08:48):

And that is one of the greatest gifts of becoming a value driven investor and working in the world of real estate and investing in general mailbox money. I mean, show me the money and mailbox money is the best kind of money. Sure. Some people call it passive income, but we call it mailbox money. And the reason that we do that is because I'll never forget when I was sitting in my parents' basement. And I was wondering, man, what is the one thing that I would love to have when I grow up? And I thought about mailbox money, I would love to lay on a beach with my kids, my family. And I would love to know that I can walk back and grab that check or know that that check just came in the mail today because it's the first of the month. And you know what?

Tim Murphy (09:38):

I'm not even working right now. And that gives you the financial security to do things that you never thought you could do. Mailbox money is not just money it's freedom. No, the numbers, another key principle for a value-driven investor is don't invest based on an emotional response or an emotional connection or a love for something, a property invest based on what the numbers tell you. I can tell you this over 17 years, I invested emotionally. Sometimes I got lucky. Sometimes I didn't, but the second I finally committed to investing by the numbers. Rarely did I lose another key principle, diversify your portfolio. This is why I'm now getting into commercial real estate. I've been in residential for 17 years. I've dabbled in this and that I've educated myself on commercial, but I've never really jumped in. And now, because I believe in diversifying your portfolio, I am moving into the commercial realm, but I'm still not giving up the residential tools and relationships that I've built over 17 years.

Tim Murphy (10:50):

So these are just a couple of the key principles that value-driven and investors need to focus on. When you are moving towards life on your terms, you're probably asking what are the steps I must follow to achieve life on my terms. You keep talking about it Murph, but what is it? So I'm going to go over a couple of the key steps. I'm not going to go into detail because this is episode number one. And I don't know where the value driven pot investor podcast is going to exactly end up. So I don't, I can't really lay it all out for you, but I want to give you some of the key steps that I know we will hit on along the way. Step number one, get your mind, right? Because your mindset is everything. If you don't believe you can achieve it, you'll never achieve it.

Tim Murphy (11:37):

And the first way to believe that you can achieve it is to change your words. Robert Kiyosaki's book retire. Rich retire. Young changed my mindset because he told me I needed to change my words. And I did just that. And look at where I am. Step number two, pay the price. You're going to have to pay the price. You're going to have to be conservative. When you get started, you're going to have to pinch your pennies. When you get started, you're going to have to trust people and maybe partner with other people. When you get started and not take as much of the cut, you're going to have to get your feet dirty. You're going to have to start at the bottom and work your way up. You don't get to stop, start at the top and work your way down. Very rarely in life are things handed to us.

Tim Murphy (12:25):

And even if they were personally, I wouldn't even want to take it. I'd rather earn it. Step number three, become an expert, stop surviving and start thriving the beginning. You're not going to know what you're doing. After a year, two years, three years, you're going to start to really understand the markets, the industry, and what is best for you. Once you pinpoint exactly what you want to go after, dive in and be the expert you can be because experts and niches are what win, find yours. And you will begin to thrive. Okay? Step number four, invest in yourself. Your goal mailbox, money. You can invest in other people just like I'm investing right now, passively in commercial real estate transaction. But at the end of the day, we all know the only sure bet is bet on yourself because you can control your destiny. You can control that life that you're going after.

Tim Murphy (13:26):

Number five, invest in your legend, your legend purposes after financial freedom is obtained. So once you have that mailbox money coming in, once you're bringing in 5,000, 10,000, 15,000, 20,000, a hundred thousand dollars a month. And yes, there are real estate investors. And there are investors out there who are bringing in $100,000 a month in mailbox, money or passive income. Yeah. Once you reach those levels, I can tell you right now you look at life completely differently because now that money is not a question or a problem or something that you probably even think about. You start to think about purpose. You start to think about why am I here? If it wasn't to just survive? If it wasn't for me to fight and thrive, but now I have the money I wanted. I have the material items I wanted. Well, what's my purpose. Now in life, invest in your legend.

Tim Murphy (14:28):

The future of value-driven investor is a community. We want to create a community. People who live on the principles. I just talked about, who want to learn from the beginning and want to invest in themselves all the way through the whole process. If you're interested in that kind of life, that we want to build a community around you, people that are like-minded and that want to live life on their terms, a community based on giving, because there is no greater gift in life than the gift of giving each value driven investor in our community is extraordinary at something. Share your knowledge, knowing everyone else in our community will share theirs in doing so. We will all make a positive impact on each other's lives and on the world because one person can make a difference with the help of others at the value driven investor.

Tim Murphy (15:17):

We also want to become a legend, help build legends in our community. We want to guide value-driven investors through the process of executing their first deal. Just like Bob would call me and say, Murph. Here's what I'm thinking. What do you think you have 17 years of experience. Do you think I'm making the right move? Do you see a different angle that I don't see? Do you have any advice for me? Of course I do. Let me share it with you. That is becoming a legend. Every value driven investor has stood at the edge of the cliff and looked down to what seemed like certain death. We have all felt the pit in our stomach, that emotion telling us we are scared or life is in danger. It's in that exact moment, we must make a choice to take a chance because doing so allows us to live our life on our terms, become legendary building dreams together.

Tim Murphy (16:17):

Building dreams together as a community of value driven investors embarked in the joint venture purchase of real estate assets, because we are stronger together than alone. Being legendary is not about a single person. It's about a group of people on a mission to become better together. And we evaluate an investor, see the opportunity of people. Like-Minded people, value-driven investor people uniting together to buy assets, to get mailbox money, and to have life on their terms. Leave a legacy. Giving back is the legacy we choose to leave at value driven investor. As a leader, in our value driven investor community, you have a chance to share your stories, your ideas, and your time to help make a positive impact on someone else's life. Is there any greater value you can give another than guidance towards the ultimate goal of life on their terms? All of this is achieved through our six levels of the value driven investor. After all of that, I would say our dreams will be the only thing holding us back. Imagine waking up, walking down to your mailbox and collecting a check each and every month,
